Town Price Graphs

At right, you'll find a single-family home price graph for each of the forty towns listed at the bottom of the page. Before you dive in, please take a moment to read these cautionary remarks.

Statistically speaking, the number of homes for sale in any one town, at any one time, is small.

Or, put another way, the price curve for each town is based on a limited number of data points. A random shift in the sales mix, for example, a few unusually high-priced sales, can alter the shape of a town's price curve significantly.

What's more, these charts show only the current year's data. Previous years' curves, overlaid on the current year's, could highlight both seasonal variations, and year-to-year changes, but they're not shown.

Keep these limitations in mind when you examine these charts. They can be useful as a starting point, only. To understand fully what a town has to offer, you need to get out and inspect actual properties listed for sale. You can't find a home as a couch potato.

(The S&P/Case-Shiller Home Price Index avoids the difficulties described above by recording the re-sale of the same single-family homes. Major metropolitan markets are surveyed, to avoid the problem of small sample sizes . Finally, all sale prices are adjusted for inflation, and pegged to one point in time, January 2000, which has an index value of 100.)

These charts represent the median sale price of single-family homes, and are updated weekly. They are based on 90-day rolling averages, a standard technique for smoothing the curve, that is, for minimizing the effect of random events, simply by incorporating more data points.
